Project brief

Re-Gen were appointed as the main contractor for the residential conversion and construction of 5 flats at 68-69 the Mall in Ealing.

The works consisted of converting the 3 floor levels of retail units into 4 new residential properties with a fifth being constructed at the rear from structural steel and brickwork to match the existing.

Due to the age and level of repair of the property, there were several challenges to be overcome. These included asbestos removal, fire compartmentalisation and life safety systems, flooring insulation upgrades and major services / statutory undertaker’s works to ensure the adequacy of the supply. Both timber and UPVC windows were fitted as well as major window renovations to align with the planning restrictions.

Existing internal concrete staircases had to be removed, redesigned, and new installed for the new layout and each flat, was completed to unique high-end specifications including new kitchens, bathrooms, and colour choices throughout. Internal works also included installing FD60 doors and flooring. LED lighting and new decorations were also completed to all communal areas. The properties were finished to a high standard and in keeping with others in the area.
