Project brief

Re-Gen were awarded the works to develop an existing mixed-use property to a residential conversion and extension at 74-78 High Street in Barnet. The client brief was to build 10 new one-and two-bedroom apartments above a retail unit. The scheme included building a second floor onto the existing footprint of the building utilising a steel and timber framed construction and mansard roof over the existing flat roof to provide the space for 5 of the new apartments.

In addition to the formation of the additional floor, the property required major fire and acoustic upgrades to bring the building to the required level of compliance as well as new windows in line with planning restrictions. Compliance included installing new fire escapes and a dry riser. We were also required to install new incoming services and public health works to increase the capacity of the building to support the 10 apartments.

The internal fit out and level of finish was high end and included FD30 internal doors, bespoke designed kitchens and bathrooms, fixtures and fittings.

The works were carried out on a busy High Street with the retail units below occupied throughout.
